This strategy enables us to enter into equity partnerships and joint ventures, provide loans, participate in syndicated deals and take part in other PPM offerings.

We selectively purchase off-market, under-valued properties from owner/occupants, private investors and wholesalers for our rental portfolio. These properties must meet specific criteria, such as the property

  • Is offered for less than market price
  • Has positive cash flow of more than 8%
  • Is located in an appreciating geographic area
  • Meets our equity standards
  • Is in a neighborhood which rents or sells easily

Purchased from a nonprofit at a discounted price with below-market rents, and plan to include add-ons for higher resale value and IRR.

They put large down payment and reserves for this project.
